Heating is the largest single expense in almost every housing company, and the price of district heating has risen for several years in a row. Voltria offers housing companies two services that reduce heating costs without any investment of their own: Intelligence and Hybrid. Which one suits your housing company depends above all on the size of the property and the current state of its heating. This article covers what the services include, how the choice is made and what installation means in practice.
You can estimate your own housing company's savings potential with the savings calculator.

Intelligence is Voltria's savings service that suits practically every district-heated housing company regardless of size. The heat distribution room control is steered intelligently according to actual conditions. Remotely read temperature sensors are installed in the apartments, and heating is adjusted based on what is really happening in the apartments, not on outdoor temperature alone. Control also takes the weather forecast into account, so heating is not driven up needlessly just before a warmer day.
In practice, Intelligence removes overheating, which is very common in Finnish apartment blocks, and evens out temperature differences between apartments. Residents see a more even indoor temperature; the housing company sees a smaller heating bill.
Intelligence includes:
Voltria's intelligent control unit
Remotely read temperature sensors in every apartment
Continuous heating monitoring and dynamic control optimisation
Reporting on savings and temperatures to the board and the property manager
Hybrid includes everything in Intelligence, and in addition a second heat source is installed in the property alongside district heating.
On top of the Intelligence savings, Hybrid can also replace district heating energy with electricity, which enables significant additional savings every year. Heat is continuously produced with whichever source is cheapest at that moment. District heating stays in the property and runs whenever it is the most economical option.
Because Hybrid involves a larger equipment installation, it pays off best in larger housing companies. As a rule of thumb, in housing companies with more than 35 apartments Hybrid usually delivers a clearly higher return than Intelligence. In smaller housing companies Intelligence is often the more profitable choice.
The choice is always made based on a free savings estimate. Using the housing company's consumption data and the current state of the heat distribution room, we assess which service delivers the better result for you, and we offer only that one.
Both services work on the same principle: the housing company makes no investment, and Voltria is responsible for the equipment, installation and maintenance. The service fee is covered from the heating cost savings.
A common concern is whether the equipment in the heat distribution room has to be replaced. In most cases it does not.

Stays
Voltria's service connects directly to the housing company's existing district heating controller. The controllers most commonly used in Finnish housing companies, such as the Ouman C203, Ouman EH-203 and newer Siemens controllers, can be kept as they are. The controller keeps working normally, and Voltria's control operates alongside it.
If the property's controller is so old or rare that it cannot be connected to, it is replaced with a new one. The replacement is included in the price of the service, and the housing company does not pay for it separately. It increases by about 20% the share of the investment that is paid back from savings during the contract period.
1
Savings estimate
You send us the district heating consumption data and basic details of the property. We prepare a free estimate of the savings potential and recommend the more suitable service.
2
Quote and decision
The quote is prepared so that it can be presented directly to the board. No general meeting decision is required.
3
Installation
The work in the heat distribution room is done in a single visit with no heating interruption. Installing the apartment sensors takes a few minutes per apartment. Residents are informed in advance, at least 2 weeks before installation.
4
Monitoring
Savings and indoor temperatures are monitored continuously, and the board and the property manager receive a monthly report on the results.
If you want to know which service suits your housing company and how much of the heating costs can be saved, request a free savings estimate. All it takes is district heating consumption data and a few other basic details of the property, and preparing it commits you to nothing.
